Provence Home, the Luberon real estate agency, is delighted to present exclusively for sale, just 10 minutes from the centre of Apt, a remarkable character property offering approximately 330 m² of living space, comprising a main residence and a guest house, set within a private estate of nearly 9 hectares.

Steeped in history, this beautiful residence, whose ancient cellars date back to the year 1000, has retained all its authenticity while benefiting from extensive renovation and energy-efficiency improvements.

An old mill, a natural spring, a waterfall and magnificent landscaped gardens complete this exceptional estate, lovingly developed and maintained by its owners for over twenty years.

THE SURROUNDINGS

Just 3 kilometres from the centre of Apt, the property enjoys a privileged location, with shops, restaurants, schools, medical facilities, a hospital, cinema and the town's renowned Provençal market all within approximately 10 minutes' drive.

Yet, from the moment you enter the estate, there is a wonderful sense of seclusion. A long private driveway, extending through nearly one hectare of land, ensures complete privacy and shields the property from the outside world.

A particularly rare balance between the tranquillity of an extensive natural estate and the convenience of a lively town offering amenities throughout the year.

THE OUTDOOR AREAS

The estate extends over approximately 9 hectares, including nearly 2 hectares of beautifully landscaped gardens, carefully planted, designed and maintained for more than twenty years.

Surrounding the house, the gardens create a magnificent green haven. A superb inner courtyard of over 300 m², shaded by mature mulberry plane trees, provides an idyllic setting for outdoor dining and gatherings, sheltered from the Provençal sunshine.

The 13 × 6 metre swimming pool, equipped with a safety cover, blends harmoniously into its surroundings. A pétanque court, a natural spring and a waterfall further enhance the numerous outdoor relaxation areas.

The gardens benefit from an automatic irrigation system divided into eight zones, complemented by an additional zone available during periods of extreme heat.

Beyond the landscaped gardens, the estate reveals a wilder natural environment, crossed by approximately 3 kilometres of walking and fitness trails. Along the paths, visitors discover former ochre quarries and treehouses, offering a wonderful playground for children.

An old stone mill adds a further dimension of heritage and character to this truly distinctive property.

A remarkable private estate where landscaped gardens, historic heritage and unspoilt nature come together to create an exceptional living environment, ideal for relaxation and memorable family moments.

THE INTERIOR

The property offers approximately 330 m² of living space, divided between the main residence and an independent guest house. Together, they provide eight bedrooms and seven bathrooms, comfortably accommodating family and guests.

The main residence captivates with its authentic character and welcoming living spaces, designed for sharing special moments with family and friends.

The bedroom layout is particularly well suited to a large family, with three ground-floor bedrooms in the main house and one ground-floor bedroom in the guest house. The remaining four bedrooms are located upstairs.

On the garden level, a remarkable vaulted stone cellar, dating back to the year 1000, bears witness to the property's extraordinary history. A laundry room completes this level.

Over the years, the owners have undertaken extensive improvements to enhance comfort and energy efficiency: replacement of all 18 windows with double-glazed units, additional loft insulation using injected insulating foam, installation of a heat pump to replace the former oil-fired heating system, and complete servicing of the roof and plumbing throughout the property. Four bedrooms also benefit from air conditioning.

A timeless family residence where centuries of history blend seamlessly with modern comfort, offering generous accommodation in an exceptional natural setting.
